This detached, 5,113-square-foot thatched barn is a striking period property, rich in history and character. Working in partnership with Milton Architects, we were appointed as structural engineers to support a substantial refurbishment and extension of the property. The brief was to create more living space and bring in additional natural light through new floor-to-ceiling glazing — while maintaining the integrity of the historic structure.

Understanding the Structure and the Challenge

Any intervention on a building of this age and significance requires careful thought and planning. Extending and opening up The Great Barn meant working delicately around its original timber frame — carefully taking apart and rebuilding sections without compromising the fabric of the building. Central to the client’s vision was the introduction of four large steel frames to accommodate expansive new glazing, as well as the insertion of a new gabled roof and two cantilevered staircases to enhance internal flow.

The historic timber construction was far from uniform. There were no straight lines, consistent measurements, or conventional corners. Nothing could be assumed, and this demanded a flexible and highly responsive approach throughout.

A Tailored, Hands-On Engineering Approach

Our role extended well beyond producing calculations and drawings. The irregularity of the building meant that traditional design and modelling tools simply weren’t sufficient. Instead, we took a hands-on, site-based approach — spending significant time on location, collaborating closely with the contractor and other team members, and carefully observing how the building behaved as elements were opened up.

One unique aspect of this project was the decision to hand-sketch all structural drawings. This allowed us to capture the true character of the barn and the specific constraints of each connection and junction. These bespoke drawings ensured that the structural interventions would integrate seamlessly with the existing framework.

A Seamless Blend of Old and New

The finished result is a beautifully revitalised home that retains all of its original charm, now enhanced with increased natural light, modern living spaces, and elegant structural detailing. Our structural solutions allowed for new volumes and forms within the property, without sacrificing any of its historic value. The inserted steel frames now invisibly carry the weight of the new fenestration, while the carefully constructed floor and roof elements maintain the barn’s familiar silhouette.
