We acted as structural and civil engineers on a tightly constrained brownfield redevelopment replacing a redundant assembly hall with a mix of townhouses and apartments. The site presented a significant 4m fall across its length and was bounded by existing urban buildings, requiring careful coordination of levels, access routes and retaining solutions to unlock the development potential.
Complex geometry and significant level variation required a coordinated structural strategy combining loadbearing masonry with discrete steel frames to support large facade openings, including projecting bay windows. A partial basement was formed within tight site boundaries using retaining structures designed to accommodate adjacent ground levels, while maintaining stability during excavation and supporting above-ground construction.
Working closely with the design and construction team, we helped resolve complex boundary conditions and level interfaces across the site, enabling efficient construction sequencing. The resulting development delivers a series of townhouses and apartments, each with private outdoor space, parking provision and a new pedestrian route connecting St Paul’s Hill through to the rear of the site, enhancing urban permeability and connectivity in a constrained urban context successfully delivered.
