Gates Gardens is a council-led affordable housing development in Weeke, Winchester, delivered for Winchester City Council. Delivered on Rowlings Road, the scheme provides seven new affordable-rent homes — three two-bedroom family houses and four one-bedroom flats. These were built on a former disused garage site and include enhancements to public footpaths and the visual environment, improving connectivity and the local public realm.
AWA were responsible for the structural design through both design and construction phases. We specified a load-bearing masonry superstructure, supporting precast concrete floors, and trussed rafter roofs. The balconies were designed as standalone galvanised steel structures, providing robust, maintenance-efficient external access while maintaining architectural coherence.
The choice of masonry and precast components optimised buildability while ensuring long-term durability and fire resistance, as well as good acoustic performance. The result: high-quality, affordable homes delivered to the community. This development contributes to Winchester’s wider housing strategy, addressing local housing demand in a sustainable, community-enhancing way.
