Near Finsbury Square in East London, this 1960s office building has been transformed into a contemporary workspace. The project’s goal was to add two new storeys to the existing structure, creating open-plan offices for modern working. Situated on a narrow street close to Liverpool Street Station and beside a listed church, the site required careful planning of access, logistics, and heritage. AWA were appointed as structural engineers to deliver a solution balancing innovation with sensitivity to the surroundings.
When work began, it was found the existing concrete was weaker than expected. AWA undertook detailed assessments, introducing strengthening measures so the building could safely support the new floors. The steel frame was designed to maximise strength and efficiency while meeting planning height limits. Due to restricted access, a compact crane was used for lifting steelwork, and protective design measures safeguarded the adjacent church. External staircases were added to improve safety and emergency access.
Now fully occupied, the refurbished building stands as a modern, efficient workspace within a historic London setting. The exposed steelwork highlights precision and craftsmanship, while the project demonstrates AWA’s ability to overcome challenges and deliver elegant, high-performing results.
